Monthly Land Lease Pricing

 A Land Lease is simply that - a lease for the "serviced land" on which the customers unit resides. Management services the lot with Government approved Water and Waste Water Delivery and Collection, an approved Hydro and Gas Service, a Summer Irrigation Service and other third party services such as phone and cable. In return the customer pays management a set monthly fee to keep the unit on the serviced lot (access to the services), will pay property taxes based on the assessed value of the unit, will pay any usage for the utilities consumed (i.e Hydro, Gas, Water). This is also true for any agreements made with the phone and cable companies and lastly will pay a monthly amount into The Heron's Landing Residents Association Fund. An association established by the residents to work with management on policy and to plan, establish and fund certain communal projects and or events.

WHAT WOULD BE THE COST OF MY
MONTHLY LAND LEASE?

1. Lot Lease - Starting from $305.00/mth. Larger lots will have a premium surcharge based on size. The largest lot premium is $45.00, therefore an average Lot Lease per month would be $325.00/mth

2. Potable Water - $10.00/mth (Currently water usage is billed on a flat rate basis. Eventually usage will be metered and will be billed monthly based on usage)

3. Property Tax - Each unit is assessed by MPAC after occupancy and will be taxed based on the Rural Residential Rates by the City of Kawartha Lakes. Typical average is about $90.00/mth but will be dependant on the assessed value.

4. Hydro and Gas Billings - In order to reduce the amount of meter readings we have established an equalized billing process whereby we collect $75.00/mth for Hydro Usage and $75.00/mth for Gas Usage. Every two months we will read the meters and reconcile the account. Credits will remain on your account and amounts owing will be billed.

5. Phone and or Cable - These services are not provided by us and therefore your cost are not included in your monthly obligations to us. However, for budgeting purposes the cost for these services should be commensurate with the costs you are paying for current similar services.

6. Resident Assoc. Fee - $10.00/mth This fee is an Res. Assoc. established fund to be collected by management and deposited to an Res. Assoc. controlled account for the acquisition of Res. Assoc. approved items and or events.
